Here's what to look for before you sign anything.


1. Speed

If a lender can't tell you if you're approved within 24-48 hours.. move on.

Hard money is supposed to be fast. That's the whole point.


2. Transparency on fees

Origination points. Interest rate. Draw fees. Extension fees.

A good lender tells you all of this upfront. No surprises at closing.


3. They actually know your market

A lender based in New York funding a deal in Orange County..

That's a red flag.

Local knowledge matters. Find someone who knows your market.


4. Flexible underwriting

Every deal is different. Every borrower is different.

A good lender uses common sense — not just a checklist.

If they can't explain why they're saying no.. that's a problem.


5. Real references

Ask for borrowers they've worked with. Check Google reviews. Look them up on the DRE.

6. They pick up the phone

Sounds basic. But you'd be surprised.

When your deal is on the line.. you need to reach your lender. Not their voicemail.
