  • Leverage: 65% to 70% LTV (Loan-to-Value).

  • Interest Rates: 9% – 10.99%.

  • Payment Structure: Interest-only payments.

  • Loan Terms: 1 to 5 years.

  • Origination Fees: 1.5 to 2.5 points.

2nd Mortgages

  • Leverage: Up to 65% LTV maximum.

  • Interest Rates: 11.5% – 12.99%.

  • Payment Structure: Interest-only payments.

  • Loan Terms: 1 to 3 years.

  • Origination Fees: 2 to 3 points.

  • Prepayment Penalty: None.

Occupancy Guidelines

 

Business & Investment Purpose Rule: We only lend on owner-occupied properties if the loan proceeds are strictly used for business or investment purposes.

If you are self-employed or own more than one real estate property, we can potentially structure and approve an owner-occupied loan as a business/investment purpose loan.
