Your Fee. Protected. Paid at Closing.

No chasing. No invoices. No wondering. You get paid directly out of escrow.

We know broker compensation is one of the first questions anyone asks before submitting a deal to a new lender. Here's exactly how it works with South County Capital — no ambiguity, no fine print surprises.

Paid Directly Out of Escrow

Your fee is built into the loan at the time of structuring and paid directly through escrow at closing — the same way it works on any real estate transaction. You don't invoice us after the fact. You don't wait for a wire from our office. Escrow handles it, cleanly and compliantly.

You're Named on the LOI and Settlement Statement

From the first term sheet we issue, your name and compensation are documented in writing.

You're listed on our Letter of Intent (LOI) as the referring broker, and you appear on the final settlement statement (HUD/closing disclosure) at funding.

This isn't a handshake deal. Your fee is in the paperwork from day one.

Your Borrower Is Yours

This one matters. We will never solicit your borrower directly. We will never refinance them without you. We will never suggest they come to us instead of through you next time.

When you bring us a borrower, that relationship stays yours — for this deal and every deal that follows. We are not in the business of building a retail borrower base by poaching from the brokers who trust us. Our growth comes from brokers who keep coming back because we protect the relationship.

What Brokers Typically Earn

Broker compensation varies by deal size and structure, but we work collaboratively on fee arrangements that make sense for both sides.

We're straightforward about what the deal can support, and we'll never ask you to reduce your fee without a real reason.

Reach out to discuss your first deal and we'll walk you through exactly how the numbers work.
